A checklist of questions to verify before you turn a personal-use vacation home in Missoula into a part-time rental.

Deciding to rent out a vacation home part of the year is a separate decision from buying it. It should not happen by default just because the house sits empty part of the year. Before you list a single night, there are a handful of things worth verifying rather than assuming.

First, confirm what is actually allowed. Short-term rental rules vary by property and by neighborhood, and they can depend on zoning, permits, or homeowner association rules if the property is part of one. Do not rely on what a neighbor says is fine. Get the rule in writing or from a source you can point back to later.

Second, think through the calendar honestly. Which weeks do you want reserved for personal use, and which weeks are genuinely open for renting. Blocking out your own use first, before you build a rental calendar, keeps the property doing its original job.

Third, look at what the property needs to function as a rental that it might not need as a personal home. That can include furnishing decisions, a plan for cleaning and turnover between guests, and someone local who can respond if something breaks while you are away. None of this needs to be complicated, but it does need to be decided in advance rather than figured out during the first booking.

Fourth, understand the ongoing costs that come with rental use specifically. Insurance requirements can differ for a property that hosts short-term guests compared to one used only by you. Utilities, wear on furnishings, and turnover costs add up differently than they do for a home you alone are using.

Finally, keep track of which questions still need answers. If a zoning question is unresolved, or an HOA has not confirmed its stance in writing, treat that as an open item until it is closed, not as a soft yes. A vacation home that works well as a rental is usually one where every one of these points was settled before the first guest arrived, not after.
